What is the Energy Certificate?
It is a document that informs about the energy performance of a property. It is the label that classifies your dwelling unit regarding the energy it consumes with respect to the CO2 it emits.
What is it for?
With the energy performance certificate you will know how your property performs in relation with the energy consumed, and how to improve it in order to consume less energy and reduce your electricity, water or gas bills.
Is it Mandatory?
From June 1st, 2013, if you are the owner of a dwelling or other property and want to rent it or sell it, you must obtain a certificate and show it to the people insterested in your property. Furthermore, it is mandatory for all new properties.
When do I need to have the Energy Certification Issued?
The energy certificate is part of the basic information that the seller or landlord must provide to the consumer –buyer or tenant-, so this document should be available before signing a legally-binding contract.
How is the Energy Certification Process Done?
An architect will visit your property, for about one hour, at your convenience for a job that consists of:
– Property visit
– Data collection and measurement of all rooms, surfaces and photographic report.
– Collection of information about the property, registry information and materials and construction systems thereof.
– Preparation of the Certificate, gathering all data and calculating energy efficiency through methods and software approved by the Ministry of Industry.
How Long is it Valid for?
The energy certificate is valid for 10 years.

What if I do not have the Energy Certificate?
Government inspections may entail financial penalties for the seller/landlord. Likewise, the buyer/tenant may report the seller/landlord for not fulfilling their duty of informing the consumer, and so the sale/rent contract may become invalid, due to a failure by the property owner of properly informing to the buyer or tenant.
