What is the Energy Certificate?<\/span><\/strong>
\nIt is a<\/span> document that informs about the energy performance of<\/span> a property.<\/span> It<\/span> is the label that<\/span> classifies<\/span> your dwelling<\/span> unit regarding the energy<\/span> it consumes with respect to the<\/span> CO2<\/span> it emits<\/span><\/span>.<\/p>\n

What is it for?<\/span><\/strong>
\nWith the<\/span> energy performance certificate<\/span> you will know<\/span> how your property<\/span> performs in relation with the energy consumed, and<\/span> how to improve it<\/span> in order to consume less<\/span> energy and<\/span> reduce your electricity, water<\/span> or<\/span> gas bills<\/span><\/span>.<\/p>\n

Is it Mandatory?<\/span><\/strong>
\nFrom<\/span> June 1st, 2013<\/span>, if you are the owner of<\/span> a dwelling or<\/span> other property<\/span> and want to<\/span> rent it<\/span> or sell it<\/span>, you must obtain a certificate<\/span> and show it to<\/span> the people insterested in your property.<\/span> Furthermore<\/span>, it is mandatory for all new<\/span> propertie<\/span><\/span>s.<\/p>\n

When do I need to have the Energy Certification Issued?<\/span><\/strong>
\nThe<\/span> energy certificate<\/span> is part of<\/span> the basic information that the seller or landlord<\/span> must provide to the<\/span> consumer –<\/span>buyer or<\/span> <\/span>tenant-,<\/span> so this<\/span><\/span> document should<\/span> be available before<\/span> <\/span>signing a legally-binding contract<\/span><\/span>.<\/p>\n

How is the Energy Certification Process Done?<\/span><\/strong>
\nAn architect<\/span> will visit your property<\/span>, for<\/span> about one hour<\/span>, at your convenience<\/span> for<\/span> a job that consists of<\/span><\/span>:<\/p>\n

– Property visit
\n– Data collection<\/span> and measurement<\/span> of all rooms,<\/span> surfaces and<\/span> photographic report<\/span><\/span>.
\n– Collection of information<\/span> about<\/span> the property,<\/span> registry information<\/span> and<\/span> materials and construction systems<\/span> thereof<\/span><\/span>.
\n– Preparation<\/span> of the Certificate,<\/span> gathering<\/span> all data<\/span> and calculating<\/span> energy efficiency through<\/span> methods and<\/span> software<\/span> approved by<\/span> the Ministry of<\/span> Industry<\/span><\/span>.<\/p>\n

How Long is it Valid for?<\/span>
\n<\/strong>The<\/span> energy certificate<\/span> is valid for<\/strong><\/span> 10 years<\/span><\/strong><\/span>.<\/p>\n

How Much is it going to Cost me?<\/span><\/strong>

Likewise, the<\/span> buyer\/tenant<\/span> may report the<\/span> seller\/landlord<\/span> for not fulfilling<\/span> their<\/span> duty of informing the<\/span> consumer,<\/span> and so the<\/span> sale\/rent contract <\/span>may become invalid, due to a failure by the property owner of<\/span> properly<\/span> informing to the buyer or<\/span> tenant<\/span><\/span>.<\/p>\n
